This role could be just what you’re looking for.Position SummaryAs a Senior Superintendent, you will be accountable for the entire construction project from mobilization to completion. The top priority for the role is field coordination of the construction work on occupied apartment properties. This position will work jointly with the DCAS Project Manager to accomplish the shared goal of successful project completion. Clear communication will be needed with Subcontractors, Property Management and Development. The Senior Superintendent will be responsible for daily communication, schedules and issue resolution with the Project Manager to ensure construction quality and workmanship. The daily direction and coordination of the Project by the Senior Superintendent ensures that the work is carried out safely, correctly, and on schedule.Duties and Responsibilities* Studies specifications and contracts to plan procedures for construction, ensuring start and finish times, safety, quality, and staffing/subcontractor requirements for each phase of construction job are met.* Participates in the buyout process, contractor bid review, and general conditions.* Assists with the submittal process.* Coordinates Subcontractor’s work in proper sequence while keeping the overall scheduled completion done. Conducts weekly Subcontractor meetings, creates and maintains the 3-week detailed short interval schedule.* Periodically reviews contracts and enforce work required per scope of work.* Confers with and directs supervisory personnel and subcontractors engaged in planning and executing work procedures, interpreting specifications, and coordinating various phases of construction to prevent delays.* Obtains and monitors all permits, building certificates, and City inspections. Must become familiar with all local building enforcement procedures.* Enforces the organization’s Safety policies in accordance with OSHA requirements. Establish a climate that emphasizes safety on the job.* Inspects work in progress to ensure that workmanship and materials conform to specifications and the adherence to construction schedules.* Properly documents questions to Architect with Detailed RFI’s.* Prepares or reviews reports on progress, materials used, punch lists, billing sheets, pictures and adjusts work schedules as indicated by reports.* Assist the project team in planning and scheduling construction projects.* Able to identify critical path items, materials with extended lead times, resource allocation and assist with development of the project schedule.* Participates in weekly Owner Architect Contractor meetings.* Tracking of site/subcontractor activity, safety, deliveries, weather and other important project information on Daily Log reports.* Other duties as assigned.Qualifications* 5-10 years’ experience in multi-family construction including exteriors, site work, unit renovation, and amenity remodels required* Available and willing to travel 95% required* Two or Four-year degree in Construction Management preferred* Experience managing occupied rehabs and ADA remodels preferred* Experience in the construction industry with a Multi-Family general contractor* Highly motivated, with a demonstrated passion for excellence and taking initiative* Professional with the ability to effectively communicate with all levels of the organization* Computer proficiency with Office products including Microsoft Outlook, Excel and Word* Proficient with uploading photos and editing PDF documents* Procore software and Microsoft Project experience is a plus* Valid driver’s license and ability to commute to job sites* Current OSHA 30 Safety Training Card preferred but not required* Strong written and verbal communication skills* Covid-19 Vaccine requiredAbout Us: Dominium is one of the leading affordable housing development and property management companies nationwide.
