The Consumer Lending team partners with other businesses across Wells Fargo to create and deliver transformational experiences that help customers gain access to credit.  The vision for the Consumer Lending business is to leverage technology and data to make it simple for customers to easily access credit when and where they need it. Consumer Lending serves customers across the country through our distribution network of more than 5,300 retail banking branches and Home Lending offices as well as online and digital channels.

Wells Fargo is looking to hire a Research Remediation Analyst 2 in our Home Lending Department in the Foreclosure Title Curative Team. This group will work loans that are in active foreclosure with pre-origination title defects and posts origination specifically: legal description changes, rogue deeds in lieu, and any title issue coming from the loan modification. We work in all states, with all investors. The successful candidate must have real estate title experience.

Roles & Responsibilities:  

Responds to and researches and resolves escalated inquiries and complaints requiring special handling and that may have been forwarded by mgmt committee members, agencies, and/or senior business leaders. This may include a review of in-process, closed or cancelled single loan/credit exceptions, applications, claims, files and/or on-line transactions, etc., individually or in aggregate, to determine if processes/documents are in compliance with internal company requirements, contractual terms/conditions, insurer guidelines, investor requirements and/or government regulations or to perform remediation activities. Performs intake to determine appropriate course of action, conducting investigative steps to fully identify the issues, researching product information, terms, conditions, contracts, etc., creating correspondence as needed, processing complex and/or corrective transactions on-line (including monetary and non-monetary actions). Communicates with others (including customers, merchants, clients, executives, agencies, regulators, bankers) to ensure resolution/negotiation of sensitive and/or time-critical matters. May serve as an intermediary to resolve disputed matters; negotiates and enacts settlements. For transactions identified with material deficiencies, provides feedback to internal and external customers, including identification of fraud red flags and inconsistencies. Analyzes transaction quality/deficiencies, risks, and offsets and recommends solutions. Has similar authorities as first tier supervisors to make override decisions; refers recommendations exceeding authority levels and/or items unable to meet resolution to management for review. Other duties include project work related to process improvements, performance of ongoing reviews as needed. Typically generates reports and summarizes results. Typically performs team leadership, provides work direction. Acts as a mentor to lower level team members; may assist with their development.

IMPORTANT: Required location for this position is one of two possible locations.  4101 Wiseman Blvd. in San Antonio, Tx or 110 Corporate Center Drive in Raliegh, NC. Candidate must reside within a reasonable commute to one of the address` listed in the posting but will have the option to work from home.

Required Qualifications

  • 5+ years of customer contact experience in a financial services environment; or 4+ years of experience in one or a combination of the following: financial services operations, underwriting, or quality assurance

Desired Qualifications

  • Advanced Microsoft Office skills
  • Ability to navigate multiple computer systems, applications, and utilize search tools to find information
  • Excellent verbal, written, and interpersonal communication skills
  • Exposure to Wells Fargo Home Mortgage systems such as: LIS, LPS, CRM, or AOW
  • Foreclosure experience
  • Knowledge and understanding of real estate collections, titles, or claims
  • Excellent verbal, written, and interpersonal communication skills
  • Knowledge and understanding of government and conventional loans
  • Knowledge and understanding of loss prevention: mortgage loan servicing, loss mitigation, bankruptcy, foreclosure, and collections

Other Desired Qualifications

  • Real Estate Title Experience
  • Title examination and/or title underwriting experience
  • Familiarity with investor loans and requirements
  • Real estate/legal experience with experience with knowledge and understanding of legal documents and legal process
  • Experience with loan databases such as LPS Desktop
  • Exposure to loan programs such as ARROW, ECAR, MSP and LPS

Job Expectations

  • This position requires compliance with all mortgage regulatory requirements and Wells Fargo’s compliance policies related to these requirements including acceptable background check investigation results. Successful candidates must also meet ongoing regulatory requirements including additional screening and required reporting of certain incidents.
  • Ability to provide and work from a home office

Salary Information

The salary range displayed below is based on a Full-time 40 hour a week schedule.

TX-San Antonio: Min: $47,900 Mid: $66,500
NC-Raleigh: Min: $47,900 Mid: $66,500
