ZOM (like home, if it started with a z)!Field Services AssociateFHA Property Preservation Xome Field Services The Field Services Associate reviews and documents the status and condition of residential properties and relays the information to the proper servicing entity (ies).The Field Services Associate’s responsibilities include but are not limited to;Review and monitor property condition that pertains to the safety, security, and maintenance of neighborhood standards.Track and document the ICC (In Conveyance Condition) status from First Time Vacant through Conveyance or Sale with a goal of conveying the property within 30 days of sale + vacancy.Identify and report evidence of possible and existing code violations.Identify and report insurable damages for hazard claims referrals.Contact vendors, clients, and officials as needed via phone and email, in order to portray a complete representation of the condition of the property in relation to conveyance requirements and to project an estimated ICC date.Perform a quality review of photographic and survey completion results of preservation and conveyance work completed by external vendors.Determine and issue the services necessary to place the property ICC.Other duties as assigned on an individual basis at manager discretion.Required Knowledge, Skills, and AbilitiesMS Office, internet and web applications, typing 30WPM, phone etiquetteAbility to prioritize and manage work flow to meet departmental deadlinesAbility to work accurately at fast pace to meet daily/weekly goalsExcellent communication skills, verbal and writtenAbility to resolve problematic situations as well as negotiate prices.Take and provide constructive criticism and provide positive feedbackAble to identify client’s perspective and assess situations to formulateappropriate actions to satisfy client requirementsReliable/Responsible individual with consistent attendanceAbility to distinguish between clients and their individual requirementsAbility to distinguish between loan types and their individual requirementsAbility to contact vendors for all information needed to complete photo doc and bidManage and/or coordinate work assignments through our nationwide network of independent contractorsMonitor assigning queue to ensure inspection and property preservation work is completed per agreed timelinesRead, retain, and communicate complex instructions and proceduresNegotiate prices before and while contractor is dispatched onsiteEnsure all work is completed in compliance with client SLAs and/or company policyPerform self-auditing functions that organize your day for optimal work flow and reportingProvide updates, notations, and contact contractors when requested by inquiring managers and production representativesCapable of understanding BPO, Appraisals, Inspections and Maintenance processes and procedures2 years minimum Field Services experienceXome is committed to nurturing a diverse and inclusive environment where every employee is empowered to be their authentic self.
