Position Summary: Responsible for performing a lead role in the operations and maintenance of building electrical and mechanical systems to ensure environmental conditions meet requirements for optimal efficiency.

Demonstrates leadership ability, leads projects, functions as a Subject Matter Expert and provides System, District, and Local level support as needed.

Understands and utilizes global control standards of system equipment.

Contributes to devising new approaches or innovations to the controls and automation of system equipment in a team environment.

This position is an essential function of the Bank and in the event of an emergency or crisis situation, the incumbent will be required to work extended hours.

Key Responsibilities: Leads local facilities and District projects.

Viewed as a System and/or District resource and subject matter expert on most if not all commercial building systems.

Is highly proficient in operating and maintaining building electrical and mechanical systems equipment, including chillers, pumps, cooling towers, air-handling units, and associated components.

Well-versed in maintaining and effectively operating automated control systems for the building environment, lighting, emergency power systems, and security systems.

Serves in a leadership role in building repair, modification, and relocation projects.

Consistently demonstrates leadership ability with a focus on completing projects and work orders within the allotted time frame.

Provides direction to others and/or installs and maintains security, surveillance and other electronic equipment throughout the facility.

Performs other duties involved in maintaining the building and building equipment.

Demonstrates an advanced ability to integrate technology such as building automation systems, centralized lighting systems, and automated work order solutions to more efficiently conduct building operations, audits and user reports.

Maintains a functional knowledge of permits and compliance with local and national standards.

Demonstrates the ability to read and understand construction drawings, technical manuals, and operations specifications.

Demonstrates the ability to handle multiple tasks simultaneously and prioritize appropriately.

Solves equipment and operational problems requiring specialized training, skills or knowledge.

Produces graphs and reports of systems i.e.

energy consumption, work order system, and pertinent information in the department.

Provides technical direction and cross trains other technicians in areas where skills and expertise are superior.

Performs emergency shutdown procedures when necessary and practices Bank’s safety standards at all times.

Operates and performs general maintenance on facilities’ Heating, Ventilation and Air Conditioning (HVAC) system including the Building Management System (BMS) by performing such duties as inspecting, preventive maintenance, repairing, programming and making adjustments as necessary.

Controls and maintains the appropriate temperature and humidity levels.

Performs analysis on rotating equipment using vibration testing equipment to forecast and minimize break downs and emergency repairs.

Uses specialized equipment to test and balance air and water flow in HVAC equipment throughout the building.

Is familiar with and can perform building systems and equipment commissioning processes.

Operates, repairs and troubleshoots automated vault equipment.

Oversees the work of subordinates and/or contractors/vendors, or coordinates the work flow of the unit.

Assigns, monitors, and prepares work schedules and priorities; reviews accuracy of and approves completed work.

Provides technical guidance on more complex issues.

Education: High school diploma or GED, Bachelors (or Undergraduate) degree or 4 years equivalent experience Experience: Five to eight years’ experience Knowledge Areas: Building Management Systems Video surveillance/security systems Retro-commissioning processes Building electrical and mechanical systems Technical Skills: Strong troubleshooting skills Effective oral and written communication skills Able to support all shifts as required Certifications/Licenses: Technical licenses and certification related to the Facilities operations field i.e.
