– TexasAssistant Marketing Management, Planning & Execution
– The primary function of the Assistant Marketing Manager is to drive profitable sales.

The Assistant Marketing Manager plays a pivotal role in helping the organization achieve and exceed top line revenue goals and bottom-line profit targets.

The Assistant Marketing Manager alongside the Senior Marketing Manager is the strategic and tactical right arm of the Regional Property Managers to the Regional Vice President of the LIHTC Portfolio.Essential Functions Statement(s):
• (70%) Driving Sales Results
– Assists with all aspects of Marketing planning and execution for the Region served –
– including media, outreach, collateral, and signage.
• (20%) Project Management
– This role is often called upon to set up and manage projects with many steps and dependencies.

An example would be managing the startup of the marketing program for a lease up.

This requires strong project management skills, and the ability to follow projects through to completion.

Assistant Marketing Manager would be assigned tasks to assist with these projects under the SMM.
• (5%) Special Projects
– Participates in special projects and initiatives as identified.
• (5%) Creative Development
– On point for the execution of all assigned creative material in Region relating to assigned properties.

Will often partner with other marketing and operational team members in this process.

Includes collateral material, websites, outreach, signage, sales tools and job aids, participation in leasing model selection and decoration, and all creative pursuits in the Region.Other Functions/Duties Statement(s):* Assist in managing alongside RPMS and CMS, all aspects of the leasing process
• Assist with completing weekly, monthly and special reports
• Provides support to onsite teams through online and offline Marketing.
• Complete monthly audits of all ILS and lead tracking systems for the portfolio
• Creates additional marketing ideas and campaigns for prospects, resident referrals, resident events, etc.

• Analyzes advertising and marketing sources to determine the best ROI and provides recommendations to Regional Manager.
• Creates 30
– and 60-day Marketing Plans and calendars for Red Alert properties.
• Provides input into the design and production of branded community collateral marketing materials, coordinates the production and distribution of brochures and other marketing materials by working with local vendors and suppliers, fielding requests from on-site team members, and tracking orders, deliveries, and invoices.
• Assists in the development of strategic and tactical marketing and advertising plans by gathering and providing marketing information, establishing leasing and occupancy goals, formulating advertising, pricing, and other marketing campaigns, and ensuring the on-site execution of marketing plans for properties comprising the assigned portfolio.

• Assists with establishing and implementing social media accounts, email templates craigslist/free online advertising templates, websites and search optimization, resident portals and other on-line tools
• Manages the storage and sharing of all marketing collateral, related information, files and advertising contracts.
• Communicates via webinars, live presentations, social media tools, website content, training manuals and participation in major internal and external events to enhance engagement and satisfaction of internal and external clients.QualificationsSKILLS & ABILITIESEducation: Associate’s degree or equivalent from two-year college or technical school; or six months to one year related experience and/or training; or equivalent combination of education and experience.Experience: 3
– 5+ years of experience in progression of marketing jobs.

3+ years of marketing experience in multi-family residential business with responsibility for media planning, outreach, sales process design and execution, and other core regional marketing activities.

Must have direct experience in exceeding sales expectations in various business environments
– new developments, property turn-arounds, various property lifecycle stages; with Class A property experience a major plus.

Operations assignments in a residential multi-family a plus (Leasing Manager, Property Manager, Regional Manager, etc.).Technical Skills:
• Excellent written and verbal communication skills
• Strong project management and organizational skills
• Ability to strategize and overcome challenges
• Advanced user of Excel and PPT
• Experience with various property management software packages is preferred.
• Customer service focused with the ability to be a strong team player.
