Qualified candidates MUST have 8+ years of commercial/multi-family build experience.

Qualified candidates MUST also have experience working on projects in the $10M+ range.JOB RESPONSIBILITIES:Perform project quantity take-offs and summarize scopes of workCollaborates with project management to develop an understanding of project scope.Works with the owner to develop bid packages and solicit bids when applicable.Create and monitor job schedules.Prepare and update job schedulesFollow through, check and obtain approval of all subcontractor submittals and shop drawingsCommunicate and coordinate all actions with Project Management personnelDocument, write and distribute RFI’sCoordinate job needs with superintendents and PM TeamNegotiate and prepare subcontract agreements and purchase orders.Process all shop drawings on all contracts with the owner in coordination with project schedule to ensure timely delivery of building components and materials in order to maintain scheduled project milestones and meet critical path item deadlines.Track all contractually required submittal items while in the process to ensure architect/ engineer/project management teams timely response.Monitor changes in the scope of work affected by owner approved changes in plans and specifications and update check set of documents for each projectAlert Management Team of items, which identify themselves as not being included in subcontracted scopes of work to date.Assist owner on projects as assignedThe successful candidate shall continue to learn all aspects of project management and construction processes from pre-construction to project close out.

Additionally, assist with:Project permittingRetrieving/reviewing sub change order requests and preparing change orders for the ownerProject schedule updateCoordinating manpower and subcontractor issues/schedulingGathering and assembling project closeout documentationGathering and assembling documentation for projectsJob site safety documentation and scheduling job site safety inspectionsJob site photo documentationDeveloping master formats and templates for project managementAssemble and prepare final records and job close-out documentsQuality control documentationAny other project and office assistance neededKnowledge and Skills: Basic knowledge of construction processes (such as reading drawings, understanding specifications, field labor, etc.).

Basic knowledge of project management principles (such as scheduling and estimating).

Knowledge of and basic skill in using personal computers and related Microsoft software.

Skilled in verbal and written communication, developing and maintaining interpersonal relationships, and ability to work under pressure.

Ability to oversee progress and resolve issues.Enforces and supports project safety policies and practices.Enforces and supports project quality assurance/quality control policies and practicesOTHER REQUIREMENTS:Bilingual: Proficiency in English, Spanish a plusMinimum 8 years of experienceExcellent communication and management skillsStrong attention to detailAbility to work independently and with minimal structureStrong ability to multitask, prioritize, and work well under pressure, to meet established deadlinesStrong organizational and problem-solving skillsJob Type: Full-time
